Check what land and property should cost before you commit. Median asking price and the normal range for each area and property type, how many listings sit behind each figure, how fast the area sells, and what buyers are currently looking for.
Say a landowner asks ₦180m for a plot in Ajah (an illustrative figure). How do you know if that's fair? There's no public record of what land actually sells for in Nigeria. So you either accept the price, argue from instinct, or pay a valuer whose answer comes back as a wide range.
Land is a large share of what a project costs, so a plot priced too high carries straight through. As an illustration, overpay by 10% on a ₦500m site and that's ₦50m gone.
This report gives you the middle price for that exact type of property, in that exact area. It shows the normal range, how many similar listings it's based on, and how much to trust the figure.
That gives you something to say, for example: "the middle half of similar plots here ask between ₦70m and ₦100m." (Illustrative figures.) Now the seller has to explain why theirs costs more.
It also shows how fast each area sells. Price and speed are not linked. An expensive area can still be slow, tying up your money for months longer than you planned.
And it shows what buyers are actually asking for: the areas, property types and budgets people are searching in.
